Why Foundation Drainage Matters in North Dakota

North Dakota's clay-heavy soils create a particular challenge for foundations. Clay doesn't drain freely — it holds water and transmits hydrostatic pressure directly to foundation walls. When the water table rises during spring thaw, or when rain saturates the soil around a foundation, that pressure pushes against basement walls and finds any crack or gap in the system.

The real solution is exterior foundation drainage — a system installed at the footing level that intercepts groundwater before it ever reaches the wall and routes it away from the structure. Dakota Earthworks installs exterior foundation drainage systems for residential, commercial, and agricultural buildings throughout McLean, Burleigh, Morton, Oliver, Mercer, and Ward Counties.

Types of Projects We Handle

  • New construction foundation drainage — installed at the footing before backfill
  • Existing foundation drainage retrofit — excavate to footing, install new system
  • Full perimeter drain tile systems — intercept groundwater from all sides
  • Partial foundation drainage — address one side where moisture is concentrated
  • Foundation drainage combined with buried downspout systems
  • Foundation drainage combined with French drain curtain drains uphill
  • Homes with persistent wet basements or seepage in ND clay soils
  • Agricultural buildings, shops, and commercial structures
  • Garrison, Coleharbor, Riverdale, Bismarck, Mandan, Minot, and surrounding areas

Our Installation Process

1

Site & Moisture Assessment

We identify where water is entering, assess surrounding drainage patterns, and determine whether the source is groundwater, surface drainage, roof runoff, or a combination.

2

Excavation to Footing

Foundation excavated down to footing level, working carefully around existing utilities, landscaping, and structures. Excavated material staged or removed.

3

Foundation Wall Inspection

Once exposed, foundation wall inspected for visible cracks, moisture damage, and areas of concern before drain tile is installed.

4

Drain Tile at Footing

Perforated drain tile installed at the footing level with proper slope toward the outlet. Seated on aggregate base to allow water entry from surrounding soil.

5

Fabric & Drainage Aggregate

Filter fabric wrapped around drain tile assembly to keep clay fines out — critical in ND soils. Clean drainage aggregate backfilled around and over the tile.

6

Outlet & Final Grade

Drain tile routed to outlet. Trench backfilled in compacted lifts. Final grade established to slope away from the foundation. Site left ready for seeding or landscaping.

North Dakota-Specific Foundation Drainage Factors

Foundation drainage in Central North Dakota has to account for conditions that differ from milder climates:

  • Clay soil hydrostatic pressure. ND gumbo clay transmits water pressure efficiently once saturated. A properly sized drain tile system at the footing is the primary defense against that pressure reaching the wall.
  • Spring thaw drainage volume. Frozen subsoil plus rapid surface snowmelt creates extremely high water volume in a short period. Systems must be sized and sloped for peak spring flows.
  • Frost depth. With frost depths reaching 4 to 5 feet in Central ND, foundations are deep — drainage systems must be installed at significant depth and routed to outlets that function before frost fully releases.
  • High water table areas. Lower-lying areas near the Missouri River corridor, Lake Sakakawea, and slough areas throughout McLean and Mercer Counties have naturally high water tables that put sustained seasonal pressure on foundations.

Frequently Asked Questions

How much does exterior foundation drainage cost?

Foundation drainage requires excavating to the footing level, so it is a more significant investment than surface drainage work. Cost depends on foundation perimeter length, depth, access conditions, and landscaping restoration. Call us and describe your situation — we'll give you a straight estimate.

My basement has a sump pump. Do I still need exterior drainage?

A sump pump manages water that has already entered the system — it's a reactive measure. Exterior foundation drainage prevents water from reaching the foundation wall in the first place. Both have a role, but exterior drainage addresses the root cause. Many homes benefit from both working together.

Can you fix just one side of the foundation?

Yes. If moisture problems are concentrated on one side — common on sloped sites or where water approaches from a consistent direction — addressing that side specifically can resolve the problem without a full perimeter excavation. We assess the situation and advise on the most targeted approach.

Does this work require a permit?

Requirements vary by municipality. In most rural areas of Central ND, excavation around an existing foundation doesn't require a permit. In incorporated cities, requirements may differ. We're familiar with the jurisdictions we work in and can help you understand what applies to your project.

Will this solve my wet basement?

Exterior foundation drainage addresses groundwater pressure — a primary cause of basement moisture in ND clay soils. However, wet basements can also result from condensation, plumbing issues, or grade problems around the building. We'll give you an honest assessment of whether drainage will address your specific problem before you commit to the work.

Do you haul away the excavated material?

Yes. We have our own end dump truck and can haul excavated material off site if there's no use for it on the property.
